Regarding Hope Valley Deed Covenants

The Board acknowledges that all Hope Valley deeds contain covenants that govern property use.  The Board further acknowledges, based on research by local attorneys, that the covenants are valid, enforceable, and a matter of law.

The Board takes no opinion on the rules contained within the covenants, but does acknowledge that the covenants place restrictions on a number of property uses for Hope Valley Homeowners.  The Board further encourages homeowners, developers and real estate professionals, including sales agents and surveyors, as well as other interested parties, to research these covenants prior to making representations to buyers, sellers, clients, or the City of Durham.

While the covenants in the various sections of Hope Valley are similar, they do have differences and tend to reflect the norms of the times in which they were written.  All covenants not superseded by Federal or State law including the Fair Housing Act, or City Ordinance are valid and enforceable.

Below is a guide to assist you or your researcher in beginning to examine these documents that govern development in our neighborhood.  These may or may not be the exact covenants on your property. Those rules should appear, in full, in your deed, however they may be found here as well:

Its HVNA Dues Time!

Once a year the HVNA asks all residents of Hope Valley to contribute to the operation of the Association.

Your annual dues help us maintain common areas, provide web services, pay for increased police patrols, provide funds for neighborhood social functions, and many other activities that enhance the neighborhood and build community.

Please join your neighbors in paying your 2015 dues this January.

There are a couple ways to pay:

Base dues are $30 per year, but added amounts for landscaping, added police patrols, street signs, or other special projects are welcomed and encouraged.

The HVNA is a 501c3 Public Charity and your donations may be tax deductible, consult your tax preparation specialist.

Hope Valley Night of Lights - Sunday, December 14th

This Holiday Season Hope Valley will once again be alight with Luminaries!  HVNA is sponsoring the Hope Valley Night of Lights Sunday, December 14th.  We’ll be kicking off the evening with a Cookies and Cider Party for all neighborhood residents at the Hope Valley Country Club north parking lot from 3:00-4:30pm.  All are welcome!

To Participate: Order your kits by December 8th through one of our preferred vendors listed below.

We suggest one luminary every 4 to 5 feet along the street frontage of your home.  You can assemble your own kit using #8 or #10 white paper bags and votive candles with at least a 4 hour burn time.  HVNA encourages block or street groups to join together and place bulk orders and to work together to ensure your block is beautifully lit!  Place and light luminaries at 5:30pm Sunday, December 14th and enjoy your beautiful neighborhood! 

 Hope Valley Country Club will provide sand, free of charge, beginning Wednesday December 10th – Sunday December 14th, north parking lot beside golf cart garage.

Rain Date: Our rain date will be Sunday, December 21st at the same time.  If it is raining at 5:00pm Sunday, December 14th, residents should postpone placing and lighting luminaries until December 21st.
