HVNA Night at the Bulls: June 12th

For the Dover and Windsor Gates

The HVNA is making a final push to complete fundraising for the restoration of the historic entry gates on Windsor and Dover Roads. Thanks to generous (and in some cases, multiple!) contributions from almost 250 families in the neighborhood, we are now more than 90% of the way there! However, we can't stop now. The budget includes funding for new landscaping design and ongoing maintenance so that, once restored, the gates remain beautiful and iconic entryways to our historic neighborhood.

Currently, work has begun to remove decades of paint and other coatings in order to determine the condition of the original carved and cast portions of the structures.  Once this multi-step process is complete a survey will be made of the historic elements and replacement pieces cast.  At the same time the majority of the stucco will be removed from the walls to allow for the structure to be strengthened and waterproofed.  Finally the restored structures will be sealed and coated with materials to protect them for another 90 years, and the areas surrounding re-landscaped.

Historic Gates Restoration Update #2

Fundraising continues for our HVNA gates update, with the great news that we are now over halfway toward our goal.

Plans call for a significant restoration of the entry gates at both Windsor and Dover Roads.  Our General Contractor, Gateway Construction, has donated their services allowing us to to pay for just labor and materials. The cost compares favorably with the new gates at Northampton, but includes work and safeguards required by the city Historic Preservation Commission.

The Historic Preservation Commission, whose signs were posted this week, oversees renovations to historic structures within the City and County. The gates were designed by prominent architect Aymar Embury II, and built about the same time as the Clubhouse in 1927.  They are included within the 2009 National Register boundary.

The goal of this project is to stabilize and restore these markers to protect them for the next 91 years.

Thank you to all Hope Valley residents, and institutions that have responded thus far, and we urge you to consider a gift if you have not yet given. Use your postage paid envelope! We hope to begin work by Fall.

Regarding Hope Valley Deed Covenants

The Board acknowledges that all Hope Valley deeds contain covenants that govern property use.  The Board further acknowledges, based on research by local attorneys, that the covenants are valid, enforceable, and a matter of law.

The Board takes no opinion on the rules contained within the covenants, but does acknowledge that the covenants place restrictions on a number of property uses for Hope Valley Homeowners.  The Board further encourages homeowners, developers and real estate professionals, including sales agents and surveyors, as well as other interested parties, to research these covenants prior to making representations to buyers, sellers, clients, or the City of Durham.

While the covenants in the various sections of Hope Valley are similar, they do have differences and tend to reflect the norms of the times in which they were written.  All covenants not superseded by Federal or State law including the Fair Housing Act, or City Ordinance are valid and enforceable.

Below is a guide to assist you or your researcher in beginning to examine these documents that govern development in our neighborhood.  These may or may not be the exact covenants on your property. Those rules should appear, in full, in your deed, however they may be found here as well:

Hello fellow Hope Valley Neighbors:

After vetting multiple contractors for this project, the HVNA Board has identified a team of three with the requisite expertise to meet our high standards for quality and maintain the historic significance of these Hope Valley landmarks. We have also obtained quotes for refreshing the Windsor Gates, which we plan to do in parallel as a cost savings. This project has come in at $40,000+/-

To date, we have raised just over $6,000 from 49 families (out of 954) that live in Hope Valley, including each member of the HVNA board. This puts us at 15% of the total amount required for the project. We need another 300 families to contribute an average of $125 to reach our goal. Construction cannot begin until all money is raised.  

For those who have already donated - thank you for your early support. For those who haven’t made a contribution, any amount you can donate to this important project is appreciated. Remember, donations to HVNA are tax deductible in most instances. Our goal is to hit 50% ($20,000) by the end of this month, so please act promptly to support this important neighborhood initiative.  We will continue to update you on the funding progress for the project.
